You just bought yourself a nice town home and your mortgage company is telling you to get insurance. But you thought the association was covering the house, what's up with that? Here's the way the condo insurance works. It covers from the walls in. So, your association will in most cases rebuild your box if there was a fire and run the wiring and plumbing and give you a front door and drywall and then hand you back the keys. It is up to you to put your flooring in, your cabinets your carpet, your light fixtures and then all your furniture.
Dwelling Coverage: This is going to cover the flooring and all the fixtures, make sure you have enough coverage.
Personal Property: That's all your crap in the house. Clothing, microwave, tools, big screen tv, that kind of stuff.
Guest Medical: That is if someone gets injured on your property. It covers their ambulance ride, stitches or cast. It won't cover your or your family, just in case you were wondering.
Liability: This covers the big injuries. Your neighbor falls down your stairs and can't work for six months, liability is going to cover that stuff.
Loss of Use: If you can't live in the home it gives you money to live elsewhere while it is being fixed.
